The setting vividly records Victorian east London: the Great Eastern Railway borders the site, with directions to Canning Town station and Stratford; Canning Town Public Elementary School (West Ham Board School, opened 1877), the Dartmouth public house and Commercial Gas Company are named. It captures speculative housing pressed between railway, school and heavy industry during Canning Town’s rapid expansion. Contemporary manuscript additions heighten its documentary interest. The plan remains with its original annotated auction particulars and conditions, whose manuscript prices realised and other working notes preserve the sale’s outcome.
