This March 1965 reissue records the centre, the School of Printing, roundabouts and pedestrian subways, which had replaced the industrial plots around Taylor's Yard, Draper Street and Black Prince Court. That comprehensive redevelopment has itself since been swept away. The centre closed in 2020 and was demolished in 2021 for shops, homes and a London College of Communication campus, which is the planned 2027 home of the former L.C.C. School of Printing and Graphic Arts. The sheet also names Spurgeon's Metropolitan Tabernacle, the London Transport Executive electricity substation, built in 1961 as the Michael Faraday Memorial, and the Elephant and Castle cinema, railway station and Underground station. The cinema later became the Coronet, whose live-music phase ran from 2003 to 2018 and included Justin Timberlake, Mumford & Sons and Tom Jones, who performed in March 2014. That concert venue lay decades ahead of the map; the building was demolished in 2021. These plans were made to assess property and fire risk, and they carry pasted overlays recording new uses, layouts, demolition and rebuilding, although none of the overlays here is dated. The sheet was resurveyed and reissued in March 1965, with a 1965 copyright date, and a key plan for this area acquired with the group records corrections to March 1971. Other streets on the sheet include New Kent Road, Walworth Road, Newington Butts, St George's Road, Elephant Road, Pastor Street and St Gabriel Street.

//cdn.shopify.com/s/files/1/0923/9583/1643/files/P-9-001250a_b8973cd7-2a04-404d-be11-2f8714698022.jpg?v=1792149357
goad-london-286-se17-se1-elephant-castle-new-kent-rd-sayer-st-1901-1971-map-p-9-001267
Goad London 286—SE17/SE1—Elephant & Castle—New Kent Rd—Sayer St 1901 (1971) map

Charles Goad Insurance Plan of London, sheet 286 [New Kent Road, Elephant Road, Sayer Street and St Matthew's Church]

Goad's fire insurance plan of London, sheet 286, covers New Kent Road and Sayer Street (SE17 and SE1), then a finely divided neighbourhood that has since been rebuilt twice. The cleared streets south of New Kent Road became the Heygate Estate, which was completed in 1974 and demolished in 2011–14. The land is now Elephant Park, planned for some 3,000 homes around a large park. St Matthew's Church, built in 1867 and demolished in 1992, appears with St Matthew's Hall, and the church's successor now stands on Meadow Row. The sheet also names the Rachel McMillan College annexe, Cranleigh Mission School, Falmouth Chambers, Plymouth Chambers, a Board School, a piano warehouse and the Elephant and Castle railway approaches. Around Chatteris Square, the sheet shows clearance replacing the earlier buildings. The plans were made to help insurers weigh fire risk, and they carried pasted overlays recording new uses, demolition and new building, which here sit beneath a 1901 heading. The printed base heading is dated June 1901, with a 1950 copyright date. The latest dated correction, a New Kent Road vacancy, is from March 1971, matching the key plan acquired with the group. These small streets and plots gave way to the Heygate Estate, which was completed in 1974 and was itself demolished in 2011–14 for Elephant Park. The outline therefore preserves an earlier, more finely divided neighbourhood. The sheet names St Matthew's Church, which was pulled down in 1992, together with Falmouth Chambers, a Board School, Elephant and Castle station and the South Eastern and Chatham Railway. Here the buildings around Chatteris Square were still standing, before the clearance shown in later coloured revisions. Those revisions also carry New Kent Road vacancy information dated March 1971. Outline plans served fire insurance assessment, giving footprints and plot divisions with less occupancy and risk detail than the coloured sheets, and they took pasted overlays recording changes of use, demolition and new construction. The printed base heading is dated June 1901, and the pasted revisions on this sheet carry no dates. A key plan acquired with the group records corrections to March 1971. It shows numbered residential and commercial plots laid out before post-war rebuilding, and it preserves the denser arrangement of plots around Walworth Road, Brune Place and Clock Place, with undated corrections. Later coloured revisions record larger housing developments there, including Wollaston Close and Draper House, the London County Council tower of 1965. The junction of Walworth Road and Newington Butts is now dominated by Strata, the 147-metre residential tower completed in 2010. The South Eastern and Chatham Railway also crosses the plan. That early-1960s block was demolished for Strata, the 43-storey residential tower with rooftop wind turbines, which was completed in 2010 and won that year's Carbuncle Cup. This was a conspicuous change from office employment to high-rise housing. The sheet also shows larger housing developments, including Wollaston Close and Draper House, the London County Council tower of 1965, consolidating older plots around Walworth Road, Brune Place and Clock Place. It names a Metropolitan Police garage, Victorian terraced shops and Southern Region railway arches as well. Goad prepared these plans for insurers judging fire risk and kept them current with pasted overlays recording changes of use, demolition and new construction.
