Charles Goad Insurance Plan of London, sheet 289 [Walworth Road, East Street, Penrose Street and Newington Public Baths]

Goad's fire insurance plan of London, sheet 289, covers Walworth Road, East Street and Manor Place (SE17), and it shows the Newington Public Baths and Washhouses and the municipal yards behind the shopping streets. The baths, which opened in 1898 and were a celebrated boxing venue, closed in 1978. The baths and the Southwark Manor Place refuse depot beside them were bought in 2013 by Notting Hill Housing, now Notting Hill Genesis, and turned into 272 homes and workspace, with the listed bathhouse retained. The sheet also names London Electricity Board premises and a London Electricity Board showroom, Simba Security Systems, Food Industries warehouses and Barrett House. It shows a playground and housing on the former St Mark's Church site, with neighbouring plots consolidated around the baths and municipal services. Goad's plans were made to judge fire risk, and they were kept current with pasted overlays recording new uses, demolition and rebuilding. The printed base heading is dated June 1901, with a 1950 copyright date. Vacancy labels dated March 1971 are the latest correction identified, matching the key plan acquired with the group. Other streets on the sheet include Browning Street, York Street, Penrose Street, Carter Place, Occupation Road, Bronti Close and Penrose Grove.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Adhesive stains. Size excludes the tab at the side. Please check the scan for any blemishes prior to making your purchase. The reverse side is plain, with nothing printed on it.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
