Charles Goad Insurance Plan of London, sheet 207—Vol IX—Key plan [West End: Mayfair, St James's and Soho]

Goad's fire insurance key plan of London, sheet 207, is the index to the West End, taking in Mayfair, St James's and Soho (W1 and SW1). Oxford Street, Regent Street, Piccadilly, Pall Mall and Bond Street form its spine, with Grosvenor Square, Berkeley Square, St James's Square, Soho Square, Green Park and St James's Park between them. It is the Volume IX key plan, from which an insurer found the detailed sheet for any address in the district. The squares and parks remain today, if not all their occupants. In this plan's final decade, Grosvenor Square was dominated by Eero Saarinen's United States Embassy of 1960. The embassy moved to Nine Elms in January 2018, and the building reopened in 2025 as The Chancery Rosewood hotel, while Bond Street station gained its Elizabeth line platforms in October 2022. Goad's plans were working tools for assessing property and fire risk. They were kept current with pasted overlays recording changes of use, altered layouts, demolition and new building, and the key plans were revised with them. This sheet retains its March 1889 base heading and a 1950 copyright date, and it explicitly records revision to October 1970.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Please check the scan for any blemishes prior to making your purchase. Sheet 208 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
