Charles Goad Insurance Plan of London, sheet 235—Vol X—Key plan [South London: Lambeth, Southwark and Waterloo]

Goad's fire insurance key plan of London, sheet 235, is the index sheet to Volume X, covering South London from Waterloo through Lambeth to Southwark (SE1, SE11 and SE17). The plan shows the River Thames crossed by Westminster Bridge, Lambeth Bridge, Blackfriars Bridge and Southwark Bridge, with Waterloo Station, St Thomas' Hospital and Lambeth Palace beside it. The great change is Bethlehem Hospital on Lambeth Road, where the asylum left for Beckenham in 1930 and its building reopened as the Imperial War Museum in July 1936. Lambeth Palace remains the Archbishop of Canterbury's residence, while Waterloo served as the Eurostar terminal from 1994 to 2007. The key plan shows which detailed sheet covers each block. Those detailed sheets were used to assess property and fire risk, and they were kept current with pasted overlays recording new uses, altered layouts, demolition and new building. The key plan itself retains its June 1889 base heading and explicitly records revision to March 1971. Other streets on the sheet include Waterloo Road, Blackfriars Road, Westminster Bridge Road, Kennington Road, Newington Butts, Kennington Park Road and Walworth Road.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Browned margins, small tears and corner losses; the binding strip is split and partly detached. Please check the scan for any blemishes prior to making your purchase. Sheet 236 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
