Charles Goad Insurance Plan of London, sheet 210 [St James's: Regent Street, Haymarket, Pall Mall and Her Majesty's Theatre]

Goad's fire insurance plan of London, sheet 210, covers the Haymarket, Regent Street and Waterloo Place (SW1). Her Majesty's Theatre, which has been home to The Phantom of the Opera since 1986, became His Majesty's in May 2023, and in that same month the Carlton Theatre of 1927 closed as the Empire Haymarket. The Paramount Plaza Theatre, Paramount's picture palace of 1926, survives as the Vue Piccadilly. Nearby, the basement BBC studio marked at 12 Lower Regent Street identifies the Paris Theatre, still used by the BBC in the sheet's day and closed in 1995. The Beatles recorded three editions of Pop Go The Beatles here on 16 July 1963; Led Zeppelin's BBC concert followed on 1 April 1971 and Pink Floyd's on 30 September 1971, both after this sheet's final dated correction. The Guards Monument, cast from Sevastopol cannon, still stands, and the Ceylon Tea Centre and the Bank of Montreal are also marked. The sheet shows printing rooms, engravers and showrooms hidden behind the theatres and banks, trades that were easily overlooked at street level. Around St James's Market, the compact blocks of the sheet's day were redeveloped with offices, shops, restaurants and a public square, completed in 2016. Goad's plans were produced to assess property and fire risk, and they were kept up to date with pasted revisions noting new occupiers, altered layouts, demolition and rebuilding; the sheet's latest dated correction is October 1970. The sheet was resurveyed and reissued in October 1942, with a 1950 copyright date, and the Volume IX key plan, acquired with the same group, records corrections to October 1970. Other streets on the sheet include Pall Mall, Jermyn Street, Charles II Street, Carlton Street, Norris Street and Babmaes Street.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Please check the scan for any blemishes prior to making your purchase. Please contact us if you would like to arrange to view this map. Sheet 209 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
