Charles Goad Insurance Plan of London, sheet 276–279 [Elephant and Castle: London Road, Borough Road, St George's Road and the Borough Polytechnic]

Goad's fire insurance plan of London, sheet 276–279, covers Elephant and Castle (SE1 and SE11) around the Borough Polytechnic Institute, which opened on Borough Road in 1892 and is still occupied by its successor, London South Bank University. Printing and engineering premises then stood beside the institute, placing industry and technical education side by side. The London College of Printing and Graphic Arts moved to its new Elephant and Castle premises in 1962, with the formal opening following in 1964. It was renamed the London College of Communication in 2004, and it now plans to move across the road in 2027. The sheet also names the London Transport Executive tramway sheds, the Garden Row tenements, St George's Market and Prospect House. The plan was drawn up to assess fire risk and kept current with pasted overlays recording new uses, demolition and rebuilding. The printed base heading is dated June 1889, with a 1950 copyright date. The latest dated correction, a vacancy note at 58 St George's Road, is from March 1971, matching the key plan acquired with the group. Other streets on the sheet include Lambeth Road, St George's Road, London Road, Southwark Bridge Road, Kell Street, Keyworth Street, Rotary Street, Thomas Doyle Street, Conquest Street, Ontario Street, Garden Row, Brook Drive, Pastor Street and Oswin Street.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Patchy adhesive staining. Size excludes the tab at the side. Please check the scan for any blemishes prior to making your purchase. Please contact us if you would like to arrange to view this map. Sheet 272B is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
