Charles Goad Insurance Plan of London, sheet 244 [Bankside: Blackfriars Road, Hopton Street, Hopton's Almshouses and Blackfriars railway goods depot]

Goad's fire insurance plan of London, sheet 244, covers Bankside between Blackfriars Bridge and Hopton Street (SE1), and it is dominated by the Southern Region Railway goods depot. The depot was the London, Chatham and Dover Railway's Blackfriars Bridge station of 1864, and it carried freight until the mid-1960s. That ground records a River Thames freight economy that has twice been replaced. Sampson House, the Lloyds Bank centre of 1976–79, came down from late 2018, and the site is being redeveloped as Bankside Yards, with offices, homes and commercial uses around retained railway arches. Hopton's Almshouses of 1746–49 remain a recognisable landmark and still house older Southwark residents. Rennie's Wharf, the Service Wharves warehouses, Holland Wharf, Falcon Wharf and Walker & Whitehead's printing works then completed the riverside. These working plans were made to assess property and fire risk, and they were kept current with pasted slips. Here the slips detail depot and wharf occupancies, railway-arch uses and car parking, as well as Southwark Street premises marked vacant in March 1971, which is the latest dated correction identified. The sheet bears a December 1925 reprint date and a 1950 copyright date, and key plans acquired with the group were corrected as late as March 1971. Other streets on the sheet include Blackfriars Road, Burrell Street and Bear Lane.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Please check the scan for any blemishes prior to making your purchase. Please contact us if you would like to arrange to view this map. Sheet 243 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
