Charles Goad Insurance Plan of London, sheet 227 [Regent Street, Langham Place, BBC Broadcasting House and All Souls Church]

Goad's fire insurance plan of London, sheet 227, covers Langham Place and BBC Broadcasting House (W1), the heart of British broadcasting. On this sheet the Langham is labelled as BBC offices and studios, with stores and workshops then filling the former hotel. The BBC sold it in 1986, and it reopened as a hotel in 1991, with production space traded for visitor accommodation. Broadcasting House of 1932 remains the BBC's headquarters, while Egton House in Langham Street, which was later Radio 1's home, was demolished in 2003 to make way for the John Peel Wing. Nash's All Souls Church stands opposite. The Regent Street Polytechnic became the Polytechnic of Central London in 1970 and is now the University of Westminster, and the sheet also marks British Council and NSPCC offices. Goad's plans were made to assess fire risk, and they carried pasted overlays recording new uses, altered layouts, demolition and rebuilding. The latest dated correction here is a basement and first-floor vacancy note at 15 Little Portland Street, dated October 1970. The sheet was resurveyed and reissued in October 1962, with a 1962 copyright date, and the key plan acquired with the group records corrections to October 1970. Other streets on the sheet include Regent Street, Portland Place, Chandos Street, Cavendish Place, Cavendish Square, Riding House Street, Mortimer Street, Great Portland Street and Margaret Street.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Please check the scan for any blemishes prior to making your purchase. Please contact us if you would like to arrange to view this map. Sheet 228 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
