Charles Goad Insurance Plan of London, sheet 257 [Westminster Bridge Road, Lower Marsh, Lambeth Palace Road and the Canterbury Theatre of Varieties (section)]

Goad's coloured fire insurance plan of London, sheet 257, covers Westminster Bridge Road and Lower Marsh in Waterloo (SE1), where, by the time of this sheet, the G.L.C. County Hall annexe offices had spread inland. They stood beside St Thomas' Hospital offices, railway stores and the Waterloo railway approaches. The island site between York Road and Westminster Bridge Road is still blank on this sheet. The County Hall Island Block rose there in the 1970s and emptied in 1986. It was demolished in 2006 and replaced in 2010 by the Park Plaza Westminster Bridge hotel, as civic offices yielded to visitors. The main Canterbury Music Hall site is shown as a car park, although the sheet keeps an older sectional diagram of the Canterbury Theatre of Varieties. The Canterbury House flats now stand on that site. Surveyors kept these risk plans working with pasted slips for changed uses, altered layouts, demolitions and new building. The printed base heading is dated June 1889, with a 1950 copyright date, and the latest dated correction on the sheet is March 1971. A key plan covering this area, acquired with the same group of maps, likewise records corrections to March 1971. Other streets on the sheet include York Road, Lambeth Palace Road, Stangate, Addington Street, Leake Street, Upper Marsh, Finck Street and Carlisle Lane.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Please check the scan for any blemishes prior to making your purchase. Please contact us if you would like to arrange to view this map. Sheet 258–259 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
