Charles Goad Insurance Plan of London, sheet 272B [Blackfriars Road, Waterloo Road, Webber Street and the Royal Eye Hospital]

Goad's fire insurance plan of London, sheet 272B, covers Blackfriars Road in Southwark (SE1), and it shows the Royal Eye Hospital in its last decade. The hospital's clinical and research buildings at St George's Circus closed in 1980, and London South Bank University's McLaren House student residence replaced them in 1994, as specialist medicine yielded to student housing. The David Greig premises shown here belonged to the family grocery chain, which was sold in 1972 and folded into Key Markets by 1976. The Letraset Ltd printing premises shown on the sheet housed the transfer-lettering firm, which was founded in 1959. The surrounding printers, engineers and bronze foundry show how closely printing sat alongside other manufacturing trades in this part of Southwark. Letraset's rub-down letters allowed designers to compose headlines and artwork by hand, a method largely superseded by digital fonts and desktop publishing in the 1990s. The sheet also shows the Salvation Army Blackfriars Hostel, Peabody Square, Friars House and the London Electrical Company warehouses. These plans were drawn for fire underwriters and revised with pasted slips as uses changed, layouts were altered and buildings came down or went up. The printed base heading is dated June 1889, with a 1950 copyright date. The latest dated corrections are from March 1971, when the Webber Street/Barons Place block 2659 was marked vacant, and a key plan acquired with the group also records corrections to March 1971. Other streets on the sheet include Pocock Street, Webber Row, Ufford Street, Gray Street, Boundary Row, Valentine Row, Waterloo Road and Westminster Bridge Road.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Adhesive staining. Size excludes the tab at the side. Please check the scan for any blemishes prior to making your purchase. Please contact us if you would like to arrange to view this map. Sheet 276–279 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
