Charles Goad Insurance Plan of London, sheet 287 [Walworth Road, Newington Butts and Hampton Street — uncoloured outline]

Goad's uncoloured outline fire insurance plan of London, sheet 287, covers Walworth Road and Newington Butts (SE17 and SE1) at the southern edge of the Elephant and Castle. It shows numbered residential and commercial plots laid out before post-war rebuilding, and it preserves the denser arrangement of plots around Walworth Road, Brune Place and Clock Place, with undated corrections. Later coloured revisions record larger housing developments there, including Wollaston Close and Draper House, the London County Council tower of 1965. The junction of Walworth Road and Newington Butts is now dominated by Strata, the 147-metre residential tower completed in 2010. The South Eastern and Chatham Railway also crosses the plan. Outline plans were produced for fire insurance assessment, and they give streets, footprints and plot divisions with less occupancy and risk detail than the coloured plans. Goad's working plans took pasted overlays for changes of use, demolition and new construction. The printed base heading is dated June 1901, and a key plan acquired with the group records corrections to March 1971. Other streets on the sheet include Elephant Road, Sayer Street, Deacon Street, Hampton Street, Steedman Street and Crampton Street.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Please check the scan for any blemishes prior to making your purchase. Sheet 286 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
