Charles Goad Insurance Plan of London, sheet 408 [Regent's Park Basin, Albany Street and Cumberland Market — outline]

Goad's uncoloured outline fire insurance plan of London, sheet 408, covers Regent's Park with the canal basin and Cumberland Market (NW1), and it preserves a vanished waterway. Regent's Park Basin runs through the sheet, with Chester Wharf, Northampton Wharf, Phoenix Wharf, Western Wharf and Grimble and Company vinegar works along its edge, where housing now predominates. The basin was drained in 1938 and filled with bomb rubble in 1941–42, and it has disappeared beneath allotments and open space, though its long, narrow shape stays legible in the estate layout. The sheet also shows Regent's Park Barracks, Christ Church and Christ Church Schools on adjoining ground. Outline editions such as this carry footprints and plot divisions with less occupancy and risk detail than the coloured plans. Insurers used those coloured plans to price fire risk, and the plans were kept current by overlays recording changed uses, altered layouts, demolition and new building. Later coloured revisions record housing on the former basin corridor, including Camberley House in place of older plots near Redhill Place. The printed base heading is dated March 1891, and a South London key plan from the same group records corrections to March 1971. Other streets on the sheet include Albany Street, Redhill Street, Little Edward Street, Augustus Street, Park Village East, Nash Street and Cumberland Market.

March 1891 (base plan); copyright date not visible. We have identified no explicitly dated later corrections on this sheet; pasted revisions are present. Insurance Plan of London, Volume XII. Charles E. Goad, London.

Condition: Good |

Good; suitable for framing. A working sheet from one of the bound Goad volumes historically kept by fire-insurance offices, updated over decades with pasted correction slips. The build-up of correction slips has left the sheet stiff and gently undulating rather than flat, a characteristic of these working plans. There is age toning and light surface soiling, consistent with its long use as a working map. Marginal spotting. Size excludes the tab at the side. Please check the scan for any blemishes prior to making your purchase. Please contact us if you would like to arrange to view this map. Sheet 409 is printed on the reverse side. Each map is listed as a separate product, but the two maps share a single sheet, so whichever you buy, you receive both. If both maps are ordered together, we will send the sheet and refund the second purchase in full.

Condition Guide

We assess the condition of each item using three categories: Good, Fair, and Poor. We strive to ensure that any significant flaws are clearly shown in the images provided and detailed in the accompanying condition statement.

Good

The item presents well, with no significant flaws, and is in frameable condition. Minor imperfections—such as light spotting or offsetting, small blemishes, tight margins, neatly repaired tears, or discreet/professionally executed restoration—do not materially detract from its overall appearance.

Fair

The item shows noticeable flaws but remains in frameable condition. Some buyers may feel these imperfections affect its visual appeal. Typical issues may include more prominent spotting, blemishes, bleed-through from the reverse, obvious offsetting, visible or extensive restoration, wear along fold lines or junctures, small wormholes, trimmed or closely cropped edges, or less carefully executed repairs.

Poor

The item has major flaws that significantly impact its presentation and/or suitability for framing. These may include heavy spotting, staining, bleed-through, offsetting, unrepaired damage, or poorly executed repairs such as tears, holes, or areas of paper loss (including within the printed image). The item may also be fragile and prone to further deterioration.
